Watertown Real Estate Market Remained Vibrant in 2021, See the Top Agents & Offices

Watertown’s residential real estate market remained strong during 2021, despite the COVID-19 pandemic, finishing stronger than 2020.

In 2021, 424 properties in Watertown sold for a total of $316.63 million. More homes were sold than in 2020, when 413 properties were purchased, but the total amount was lower than 2020’s $586.21 million. In 2019, 429 homes sold for a total of $590 million

Top Agents

The agent with the most sales in Watertown was Bob Airasian of Coldwell Banker in Belmont. The Watertown resident sold 25 properties for $22.82 million. The previous year Airasian had the fourth most sales in Watertown.

Watertown real estate remains a high-demand. With a surplus of buyers, limited supply of houses, low mortgage rates and commercial developments in the city, housing prices continue to rise in Watertown, Airasian said.

He said that he feels lucky because unlike many other industries, the pandemic has not had a major impact on the local real estate market aside from a few months in 2020. Personally, he said he continued the strategy that he has built his reputation on.

“I have done what I always do; work hard, pay more attention to my clients than myself, and stay involved and give back to the community in various ways,” Airasian said. “It is a little more complex than that but that is the foundation and for 14 years my business has had continued growth.”

Ari Koufos, broker/owner of Realty Executives, had the second most sales in the city, with 15 properties selling for a total of $15.31. The Watertown resident had been top of the list for more than a dozen years. This year he had more than $41 million in sales, but some were in Belmont, Brighton and Waltham.

He expects the real estate market in 2022 to be similar to 2021.

“I believe it will be a sellers market once again with limited inventory,” Koufos said.

Third on the list was Mike Del Rose Real Estate Team of RE/MAX Revolution with $13.81 million from 16 sales. Fourth in sales was the Jim & Mike Savas Team from Berkshire Hathaway Home Service Commonwealth in Belmont with seven properties for $8.7 million. In fifth, was The Petrowsky Jones Group, which had $8.13 million from five sales.

Top Agencies

The top real estate agency for Watertown sales in 2021 was Compass of Cambridge, which had $38.42 million in sales from 36 sales. The previous year, that office had the fifth most sales in the city.

Coldwell Banker in Belmont had the second most sales in 2021, with $30.68 million from 35 sales.

The Boston office of Compass had the third most sales, with 31 properties selling for a total of $21.54 million.

Realty Executives’ sales of 17 properties for $17.87 million was fourth highest in Watertown in 2021. In fifth spot was Redfin in Canton, which sold 26 properties for $17.32 million.
