Fewer Home Sold in Watertown in 2022, but Prices Rose & See Who Ranks as the Top Agent

The number of home sales in Watertown in 2022 dropped from the previous year, as well as the total sales. However the average price rose. And the same agent topped the list for the second straight year.

In 2022, 383 homes in Watertown sold for a combined $296.78 million. The number of sales went down from 2021, when there were 424 sales for a total of $316.63 million.

The average sales price went from $746,769 in 2021 to $774,883 in 2022. The price of single family homes jumped nearly $100,000. In 2021, per MLS data, 88 single family homes sold for an average sale price of $862,206. In 2022, 75 single family homes sold with an average sale price of $952,007.

Top Agents

Once again in 2022, Watertown’s top agent was Bob Airasian of Coldwell Banker’s Belmont office. He was part of 21 sales for a total of $21.46 million, and cited his close ties to the community as key to his success.

“I was excited to be the top agent in Watertown for the second year in a row. I love Watertown and enjoy doing most of my real estate work here,” Airasian said. “I continue to stay involved in the community and truly care about the future of Watertown.”

The City has become a place that homebuyers seek out, he said.

“Watertown has always been popular for its location, size, and price point. Add in recent growth; mixed use developments, an expanding life science footprint, new elementary schools, and new high school on the way,” Airasian said. “In the end, you’re left with what many buyers believe to be a desirable place to live.”

The market cooled toward the end of 2022, and Airasian said that 2023 looks to be a similar market.

“For the first eight months of 2022, the Watertown market was extremely competitive. We finished the year with a sudden spike in interest rates which slowed the market down,” he said. “Early on in 2023, the inventory shortage continues and we are still seeing multiple offer situations which are advantageous to the seller.”

The second highest selling agent in 2022 was Ari Koufos. The owner/broker of Realty Executives was the top agent in 2021, and for many years prior. In 2022 he sold 13 units for $18.13 million.

The Mike Del Rose Real Estate Team once again was the third highest seller, with 23 units selling for a total of $10.3 million. The fourth leading agent was the Jim & Mike Savas Team from Berkshire Hathaway HomeServices Commonwealth in Belmont. They had $7.38 million in sales from six sales

Real Estate 109’s Peter Boyajian was the fifth highest seller, with $6.65 million in sales from four homes. Sixth highest was Jeffrey Hamilton of Converge Ventures, who had eight sales for $6.53 million. In seventh was Currier, Lane & Young from Compass, with four homes sold for $5.39 million.

The eighth highest seller was Denman Drapkin Group at Compass, with $5.27 million from six sales. Ana Andreev of Compass sold four homes for $4.82 million for the ninth most sales. The 10th highest seller was Wendy Rocca from Keller Williams Realty Boston Northwest. She sold five homes for $4.71 million.

Top Agencies

Compass had two of the top three selling agencies in Watertown in 2022. The Cambridge office topped the list with $38.44 million in sales from 48 homes. In second spot was Coldwell Banker’s Belmont office, with $31.57 million from 35 homes sold. The Compass Boston office finished third with 53 units sold for $21.08 million.

Just behind that was Realty Executives, with $21.01 million from 26 sales. In fifth spot was Coldwell Banker’s Cambridge office, with $18.56 million from 23 unit sales. RE/MAX On the Charles sold 28 homes for $14.03 million for the sixth highest selling office.

Coldwell Banker in Waltham had the seventh most, with 30 home sales for $13.18 million. In eighth was Berkshire Hathaway HomeServices Commonwealth’s Belmont office, with $12.94 million and 20 sales. In ninth was Berkshire Hathaway’s Watertown office, which sold 30 units for $11.87 million. Gibson Sotheby’s International had the 10th highest sales with 11 homes sold for $10.41 million.
