The home at 122 Garfield Street closed for $2.65 million on July 15, 2026. The seller’s agent was Sarah Shimoff of Compass.
The home with four bedrooms, three full baths and one half bath was rebuilt and refinished in 2016-17, and has views of the Country Club. It includes nearly 4,500 sq. ft. of living space.
Highlights include a custom three-sided gas fireplace, walls of glass, and white oak hardwood floors, according to the listing. The kitchen features Miele and Thermador appliances, a 12-foot island, and 90-bottle wine storage. Floor-to-ceiling glass doors provide natural light and the home has a wraparound deck.
The top floor features a 733-sq. ft. suite with a kitchenette, with a full bath and private balcony.
Outdoor features include a fenced yard with a sauna, outdoor shower, and outdoor kitchen.
The home also has a solar array with 30 panels.
The previous record sale was a home on Puritan Road that sold for $2.505 million in May 2025.
It was only a dozen years ago that Watertown surpassed the $1 million price mark. In 2014, a single-family home, a seven-bedroom Victorian on Russel Avenue sold for $1.1 million. A home on Russell Avenue went for $1.6 million in 2016.
Two years later, a Victorian on Robbins Road was sold for $1.65 million, and later that year a Colonial was sold for $1.75 million on Barnard Avenue. The first home to surpass $2 million was a home on Robbins Road which went for $2,450,000 in 2023.
