Town Looks to Team With Arsenal Yards Developers to Fast Track Arsenal Park Improvements

A portion of the Arsenal Park renovations may be fast-tracked if the State Legislature allows the Town of Watertown to team with the developers of Arsenal Yards on the design and construction of the East End park. Town officials have been discussing how to renovate and upgrade Arsenal Park for a few years, but progress has not be fast enough to keep pace with the work at the next door property – Arsenal Yards. Developers of that project, Boylston Properties, approached the Town to see if they could speed up work on the east side of the park if they are able to provide funding and construction crews, said Assistant Town Manager Steve Magoon.

Second Community Meeting on Arsenal Yard’s Tower Scheduled

Boylston Properties will hold Community Meeting #2 to review and update the community on the status of Building G located within Arsenal Yards. The purpose of this meeting will be to present and discuss a change in use for the building from Residential to Office/Lab. Building G, as proposed would contain approximately 140,000 SF of Lab space (a decrease of approximately 31,500 GSF from the approved building included in the MPSP) plus an additional 50+/- below grade parking spaces under the building G footprint. 

Discussion will include the overall massing, proposed design of the building, public access, and the buildings location relative to the Charles River, Arsenal Park and Building F.

Arsenal Yards Developers Show Plans for Biotech Building

Architect Adam Gross, of Ayers Saint Gross, shows drawings for the proposed new Building G at Arsenal Yards. It would be a lab/office space for biotech companies. Looking to take advantage of one of the hottest industries in the Boston area, the developers of Arsenal Yards seek to turn the previous proposed residential tower into a biotech research and development lab and office building. Last week, representatives from Boylston Properties presented their preliminary plans for Building G — the last piece of the Arsenal Yards project — during a community meeting. Biotech has already made significant inroads in Watertown, with 23 companies employing about 1,500 people, said Andrew Copelotti, a principal at Boylston Properties.

As Construction of Arsenal Yards Rolls Ahead, Developers Switch Direction on Tallest Building

Boylston Properties seeks a tenant for this “prime spot.” As the new Arsenal Yards begins to take shape, developers have changed plans for the last building in the project, shifting the 130-foot Building G from condos to a lab and office building. In December, Boylston Properties withdrew a request to the Town to allow them to make Building G a 197 foot apartment tower, 67 feet higher than allowed by Watertown’s zoning rules. They will soon submit plans for a new building that they hope to lease to biotech companies.

Arsenal Yards Developer Pulls Request for Taller Building

A rendering of what a 197-foot-tall residential tower could look like at Arsenal Yards. Developers would have needed a zoning change to allow it to be more than 130 feet tall. The requested zoning amendment, however, has been withdrawn. Boylston Properties, the developer of Arsenal Yards, has withdrawn its request to build a tower taller than is currently allowed by Watertown’s zoning rules. Developers had submitted a request to the Town to increase allowable height in the Regional Mixed Use District (RMUD) — where the mall is located — from 130 feet to 197 feet.
